This homeowner had the front of their house painted five years ago and is now in need of a makeover to the back of the house. There are chips and cracks throughout the exterior siding as well as all window frames, sashes, and casements. MDF will soft wash the exterior of the house, sand, and scrape all loose paint off of siding, window casements, window frames, fascia boards, and soffits. We will spot time all bare wood with a slow-drying oil primer, apply 2 coats of paint/stain to the siding, and 2 coats to all trim.
Yale University has a significant mold issue in this highly visible downtown building. They called MDF because of our established relationship and our history of high-quality work. MDF will soft wash the entire exterior during off-hours. Next, we will restore the building with light sanding, spot priming, and a finish coat of solid stain. We are recommending a 100% acrylic solid stain with additional mildewcides boxed in to inhibit future staining.
Our favorite mechanic, the man who inspired our core value of “Old-Fashioned Service,” needs a great exterior paint job on his building. MDF will soft wash the entire exterior, scrape and sand the loose and peeling paint, prime degraded areas with block filler, fill all cracks with Quikrete cement caulking, and full prime with Loxon Sealant and paint a finish coat with LoxonXP. We will also be coating the roof!
This homeowner would like to change the look of their kitchen cabinets. MDF will take all cabinet doors and drawers to our temperature-controlled warehouse where they will be sanded, primed, and sprayed with a finish coat of paint! This past customer, Yale-New Haven Hospital, called us because their main hospital entrance has delaminating and peeling paint all along with the windows. Another contractor painted it only 3 years ago and they called us to fix the problem. MDF will come in and use swing staging to complete this month-long project. We will be using RD/Tnemec metal coatings!
This homeowner has a beautiful historic property that has peeling paint on all window trim, fascia boards, soffits, columns, and corner trim. Lead paint was a concern so it was a difficult process for the homeowner to find a painting contractor to take this project on. MDF Painting will come in to serve the homeowner's needs to assure that we complete this project with our 27 years of experience in the industry with all proper protocols dealing with lead paint.
First, we will complete a full pressure wash of the entire exterior. The work area will be protected with a heavy mil plastic basin from the building to 12' away to collect all debris and old paint chips. Chemical strippers will be applied and removed by wet scraping. We will not dry sand as lead dust cannot go airborne, but will complete wet sanding on all mil thickness edges. We will measure moisture in sanded areas to determine that moisture content is below 13%. Moreover, we will use Shermax Premium caulk in all deteriorated areas as necessary. Next, we will spot prime all rusted nail heads with oil-based rust-inhibitive primer. All bare wood and mil thickness edges will be primed with Fiberlock specialty lead encapsulation primer.
Then, we will paint the surface with Sherwin-Williams Emerald Satin. We will also apply 2 finish coats of Sherwin-Williams Emerald Satin paint to all trim, including all columns, fascia, soffits, window trim, windows, door trim, and doors. To ensure a clean and efficient job, we will complete daily vacuum clean up, "goose-necking" of garbage bags, and proper disposal of trash. The crew will wear full PPE (Tyvek suits, goggles, respirators, gloves, and booties during all scraping and priming) to ensure a safe working environment.
This historic East Rock home is in need of a great paint job. It has peeling paint on the rear clapboard and cracking on its window sashes and trim. First, we will pressure wash the surface to remove all dirt, mold, mildew, and the large chips of flaking paint. Next, we will scrape all the peeling paint and sand down all loose to bare wood. After this, we will spot prime with oil based primer and fully re-paint with Benjamin Moore Aura to match the existing color.
This Historical New Haven Colonial home was built in 1892 and is in dire need of an outstanding paint job. The new homeowners are battling major paint peeling, potential lead dust, and rotted wood on every elevation in addition to taking care of their new 2-month-old son! They called MDF because they saw our prior work on a historic home in their last neighborhood!
MDF will set up the job to Lead Safe standards: covering the inside of every window with heavy mill plastic, making a plastic catch basin below each elevation, covering the property in the protective sheathing, and having our painters wear all the proper PPE. Next, we will hand clean and rinse the entire exterior surface. Since there is no TyVek sheathing below the siding we must be extra careful. We will then give the house a full week to dry and return to measure the bare wood with moisture meters to make sure we are below 12% before we start any preparation work.
We will use a combination of scraping, wet sanding with HEPA attachments, and chemical stripping to remove all the loose and peeling paint. This project has over 72 man-hours worth of paint removal!
After that, we are using a slow-drying oil primer to seal the substrate and provide a great base for adhesion. Finally, we are coating the surfaces with premium Sherwin-Williams Emerald Paint. This historic gem will be restored to its former grandeur with a full 8-year warranty!

James Hillhouse started a program in New Haven to plant trees in 1784. Specifically, he planted Elm trees, which sparked The Elm City nickname. The Historic Hillhouse Avenue has been called the first suburb in the US due to James’ planning of the lots, street, and their proximity to the downtown area. He moved houses further back in order to make room for the Elm trees that lined the street, giving the road a park-like appearance. The area is very different now, as Hillhouse Avenue is only two blocks long, with the residential areas designated a Historic District in 1985. Yale University now owns all the properties on the avenue except for St Mary’s Church.
51 Hillhouse is an extravagant Italian villa-style house. It was constructed in 1862 and represents a late evolution of the Italianate style that was revived in New Haven. Emphasizing irregular floor plans and decorative motifs inspired by Gothic Revival, this style was easy to replicate in urban settings. A prominent feature for homes in this style was a cupola, which 51 Hillhouse does have. This stunning property was last restored in 1994. MDF got a call from Yale asking for it to be worked on again. The building needed carpentry repairs in addition to new coats of paint.
Due to the Historic District regulations, exact colors needed to be matched and the ornate details that make this estate extraordinary needed to be replicated exactly. MDF workers ended up collecting 72 paint samples to ensure the color would match the existing colors prior to fading. MDF was determined to polish up this house and return it to its full glory. The best match was from the Sherwin Williams Woodscapes collection, a specific brand of high-quality solid stain. We chose nothing but the best for this revival!
The carpentry needed to restore the villa was expansive. For this particular property, all the moldings were custom made. Some areas were not previously patched during the last renovation and were in desperate need of repair or replacement due to rotting. The areas that needed to be re-built were the back windowsills, stair handrails, and the back-stair posts. The pieces of rotted siding and rotted clapboards needed replacement. The most detailed carpentry work was rebuilding the upper porch with custom posts, handrails, and moldings. MDF sent their go-to carpentry experts to handle this project with the balance of grace and critical skills needed to replicate these custom pieces. After repainting every exterior surface with those perfectly matched colors, we can add this restoration to our 20-year tradition of keeping Yale exquisite.
The Yale School of Management began to form in 1950 when the university started expanding towards more courses that focused on organization and management. It was born from the Department of Industrial Administration and the Labor & Management Center. When alumni Frederick W. Beinecke donated in 1971, he asked that the money be used to start the program of the Master’s in Public and Private Management. The firm of Foster and Partners designed the building in 1962 to be a meeting place for technology and education, which still holds true today. The official title of the Yale School of Management came in 1994, a little before reworking the program to include Master of Business Administration Courses. MDF has been called in to help maintain this campus between semesters for the last several years. This year’s work included a few different touch ups. Carpentry was used on the ceilings to fix uneven areas where the light fixtures were mounted. There was also a patch of ceiling in one of the classrooms that had damage, which we used a compound to fix. We re-painted a few offices. We added a custom design for labelling classrooms in the hallways. We were glad to return to this very important job and will continue to help Yale School of Management pass on their knowledge to new students. For more details about this project, check out the before & after and photo galleries!
Yale University in New Haven, CT invited MDF to bid on the recent interior paint job of their dorms and other residential buildings around the campus. After graduation on May 20th, 2019, they needed a paint company to take care of this expansive project while there was a lull between students who just left and students who are just starting. The main focus of the project was the Vanderbilt Wings donated by the famed family. The Vanderbilt’s gained fame during the Gilded Age, which was used to give generous sums of money to several foundations & organizations. The results of these grants can still be seen today not only at Yale University, but also the Metropolitan Museum of Art, and Columbia University’s College of Physicians and Surgeons, just to name a few. Originally, the hall was modified in order to house the women on campus, after allowing both genders to starting attending the university in 1969. Today, it is just a dorm hall with so much history attached to it. After winning the bid, it took a total of 8 business days to complete about 174 rooms in 4 residency buildings. The project went beyond than just adding an extra layer of paint. There was drywall damage in some areas, caused by tacks, frames, hooks and tapes, that required a compound mixture to be applied before sanding off to an even finish. After the small carpentry fixes for the dry wall, the workers tackled caulking the crown molding in each room and cleaned all the dust from sanding. Some of these suites required more attention than others, and plaster was needed to help solve these issues. Each product has a purpose, whether it is used on wood, drywall, walls, ceilings, doors, windows, or metal. We topped off this project by using top quality paint for every room. The university was very pleased to have fresh rooms for their incoming students and MDF was more than happy to help achieve this goal.
